When do you need SBEM Calculations for Extensions?

Under Approved document L2B SBEM Calculations for Extensions that exceed 100m2 or if you have a substantially glazed area of more than 25% of the floor area. This triggers the project to be assessed under Part L2A and you will also need consequential improvements to be met.

Should the proposed extension be less than 100m2 other standards must be met as set out in paragraph 26 of Approved Document Part L2B. Mainly this refers to the improvement of fabric standards, however if you would like a bit more flexibility in the design, an SBEM Calculation can be undertaken to demonstrate compliance.

From 1st October 2010 Building Regulations Approved Document Part L is due to change and so is the current version of SBEM Calculations this could mean changes to the way your results are shown.
